Blackrock Homes, one of the largest and most respected local builders in the Boise Valley.

Windrow features single-level homes ranging from approximately 1,400 to 2,500 square feet.

Blackrock Homes has predetermined which floor plans will be built on each lot. Deviations, floor plan changes, and lot-specific substitutions are not permitted.

Blackrock Homes’ design team has curated two distinct specification packages to suit a variety of lifestyles and preferences.

The Urban Series represents Blackrock’s classic level of finishes, featuring select cabinetry, quartz countertops, luxury vinyl plank flooring, and other thoughtfully chosen design elements.

The Pinnacle Collection offers an elevated experience with enhanced trim details, designer lighting, and abundant stone surfaces throughout the home.

Both specification packages include four unique interior finish palettes. Each palette maintains the same high standard of quality while differing in color, texture, and overall design aesthetic.

To maximize efficiency and help keep homes attainable, the design team has predetermined the interior finish palette for each lot and floor plan.

Blackrock Homes’ building systems are structured and time-sensitive in order to deliver high-quality construction at competitive prices.

Modifications and special requests cannot be made during construction. Buyers may modify their homes after taking possession.

Any modification to the exterior of a home must be approved in writing by the HOA before installation.

Sheds, swing sets with a maximum height of 6 feet, similar recreational items, in-ground trampolines, and in-ground hot tubs or spas are allowed in accordance with the CC&Rs.

Above-ground hot tubs are also permitted, provided they do not exceed 4 feet in height. Basketball hoops are not allowed.

HOA dues are $56.67 per month, or $680 annually.

There is also a one-time HOA setup fee of $400 and a one-time mailbox fee of $150, both due at closing.

HOA dues include maintenance of the common areas, neighborhood dog park, and pickleball courts.

Homeowners will receive a separate bill from New York Irrigation District for pressurized irrigation water. The estimated annual cost is approximately $45.

At the builder’s discretion, homes may be available for sale during the early stages of construction once pricing has been determined and a completion date has been established.

Most homes include solid 6-foot vinyl fencing with a gate at the side yard.

For homes that back to a rock slope, the rear fence will be 5-foot wrought iron with one gate located at the bottom of the slope.

If a home backs to an uphill slope, the slope is owned and maintained by the homeowner.

A sprinkler drip line provides water to the trees and shrubs and is controlled through the homeowner’s sprinkler system.

The HOA does not provide lawn care services.

Windrow residents who are interested in lawn care may enroll in a program offered by Jon C. Irby Landscaping at their own expense. Additional information, including enrollment details, will be available soon.

Homes include gas heat, central air conditioning, an electric water heater, an electric dryer hookup, and a gas oven and range in the kitchen.

The 2025 levy rate for Windrow is 0.5%.

With a homeowner’s exemption in place, estimated property taxes are approximately $1,700 annually for a $470,000 home and approximately $2,900 annually for a $700,000 home.

School boundaries are subject to change. Buyers are encouraged to verify current attendance zones independently by contacting the West Ada School District at (208) 855-4500.

Jameson is a subsection of the Windrow development and contains considerably fewer homesites.

Both communities operate under the same CC&Rs and share access to common amenities, including the pickleball courts, dog park, and open community spaces.

Windrow and Jameson are professionally managed by Harborsite Management, the preferred property management company for Blackrock communities. Residents benefit from responsive service and consistent community standards throughout both neighborhoods.
